Down Payment Assistance in Rhode Island

Rhode Island does have a distinct state-level down payment assistance system, run by RIHousing (Rhode Island Housing and Mortgage Finance Corporation), the state's official housing finance agency — so no need to fall back to a regional/city program. RIHousing offers several stacked DPA products that must be paired with a RIHousing first mortgage: a standard "Extra Assistance" second loan (up to $20,000/6%), a larger "15kDPA" 0%-interest deferred loan ($15,000), a targeted "FirstGenHomeRI" forgivable grant for first-time AND first-generation buyers in specific cities ($25,000, forgiven after 5 years), and a smaller, funds-limited "RI REALTORS Homebuyer Grant" ($1,000-$2,000, immediately forgivable, income-capped at $92,080). Note that exact income/price limits update periodically (verified figures here are from RIHousing's site as of the 6/15/2025 schedule) and the Realtors Grant in particular is subject to funds running out — borrowers should confirm current limits and availability directly at rihousing.com before applying.
