Down Payment Assistance in New York

New York's assistance runs through SONYMA (State of New York Mortgage Agency). A limited, richer program — DPAL PLUS 2026 — launched July 1, 2026 with only $7.5 million available statewide on a first-come, first-served basis, alongside the smaller, always-available standard DPAL.

DPAL PLUS 2026
State of New York Mortgage Agency (SONYMA)
Amount: Up to $30,000 toward down payment, closing costs, and mortgage insurance
Type: Limited-availability assistance loan
Household income at or below 60% of Area Median Income; statewide but funded to only $7.5 million total, first-come first-served, starting July 1, 2026.
Down Payment Assistance Loan (DPAL)
State of New York Mortgage Agency (SONYMA)
Amount: Minimum $1,000, maximum of 3% of purchase price (up to $15,000) or $3,000, whichever is higher
Type: 0% interest, no monthly payment, forgiven after 10 years in the home
Must be paired with a SONYMA first mortgage.

Amount: 30-year fixed-rate mortgage with as little as 3% down, buyer contributing as little as 1% out of pocket when paired with other grants
Type: Low-down-payment first mortgage program
