Kansas Housing Resources Corporation (KHRC), the state housing finance agency — delivered through a network of participating lenders statewide
Amount: 0% interest 'silent second' loan equal to 15% of the purchase price for households at 51-80% of Area Median Income (AMI), or 20% of the purchase price for households at or below 50% of AMI. The loan is forgiven proportionately: over 60 months (5 years) if under $15,000, or over 120 months (10 years) if $15,000 or more, as long as the buyer remains in the home. Borrowers must contribute a minimum of 2% (up to 10%) of the purchase price from their own funds.

Must be a first-time homebuyer or not have owned a home in the prior 3 years; household income at or below 80% of area median income; must be approved for an underlying 30-year fixed-rate conventional, FHA, VA, or USDA first mortgage (no separate minimum credit score set by KHRC itself, though the first-mortgage product's credit requirements apply). NOT available within the city limits of Topeka, Lawrence, Wichita, Kansas City, or in Johnson County — available in the state's other counties.
Kansas Housing Assistance Program (KHAP)
Sedgwick and Shawnee Counties (jointly sponsored), administered statewide via eHousingPlus/participating lenders
Amount: Up to 4% of the mortgage loan amount as cash assistance for down payment and/or closing costs (borrowers with credit scores of 640-659 are limited to a 3% assistance option; full 4% requires a 660+ score)
Type: Down payment/closing cost assistance paired with a 30-year fixed-rate first mortgage (FHA up to 96.5% LTV, VA and USDA up to 100% LTV, Conventional up to 97% LTV)
Minimum credit score of 660 for full 4% assistance (640-659 eligible for reduced 3% option); must generally be a first-time homebuyer unless the property is in a Federally Designated Targeted Area; standard mortgage underwriting income/DTI limits apply through the paired first-mortgage product.
Kansas Down Payment Assistance Program (KSDPA / Kansas-DPA)
Counties of Sedgwick & Shawnee (program sponsors) with eHousingPlus as program administrator and US Bank as master servicer — available to lenders statewide
Amount: A grant (non-repayable) toward down payment, closing costs, prepaids, or principal reduction, sized as a percentage of the loan amount (exact percentage tiers set by the current rate sheet, not publicly fixed)
Type: Grant — never requires repayment
No first-time homebuyer requirement; minimum credit score of 640; household income limit of approximately $136,920 in most counties (higher in the Kansas City metro area), with the same limit regardless of household size; no purchase price limit; maximum 50% debt-to-income ratio; must occupy the home as a principal residence within 60 days of closing; homebuyer education required for conventional loans.
